    Oban is a proud sponsor of Strata Community Association and in a recent Oban article for their newsletter highlighted the issues related to the 6 year warranty period for new apartment buildings. Owners of new complexes will have a post practical completion defects warranty period of generally between 6 and 12 months as well as a 6-year warranty of any workmanship issues that do not meet Australian Standards.    A common misunderstanding is that this just applies to structural issues but can be anything from painting to air conditioning to roofing to tiling and waterproofing and obviously structural issues. A key risk in managing the defects and warranty periods is in missing the deadline for submission of your claim to the developer or builder. Important to begin the process well in advance of the deadline date.  To ensure all items are identified in either defects or 6-year warranty period we recommend that you engage a specialist inspector and begin your process at least two months prior to the 6 of 12-month defects and about 5.5 years of the 6-year workmanship warranty period.   A guide has been published by the Building Commission to walk you through the resolution process (see link below) https://lnkd.in/fC7hphM
